    Written scope & contract

    A line-item scope of work and a fixed contract, so you know what's included, what's excluded, and what a change costs before anyone swings a hammer.

    Design & permits

    Where plans are needed, we coordinate the architect and engineers and run the permit process with the city, so your file moves instead of sitting in a queue.

  4. 04

    Construction

    A published schedule, weekly updates with photos, and one project manager who answers the phone. Our crews and vetted subs, supervised daily.

  5. 05

    Inspection & walkthrough

    Final inspections passed, punch list closed, and a walkthrough with you before the last payment. The job is done when you say it's done.

What homeowners ask us first

What does the estimate cost?

Nothing. We walk the property, talk through what you want, and give you our honest read on scope, budget range, and timeline. If we're not the right fit for your project, we'll say so and point you somewhere better.

How accurate is your bid?

Our contracts are fixed-price with a line-item scope, so the number you sign is the number you pay for that scope. If you change the scope — or the walls hide a genuine surprise — the change gets priced in writing and approved by you before the work proceeds.

Do I need a permit for my project?

Most structural, electrical, plumbing, and addition work in Los Angeles requires one, and unpermitted work becomes your problem when you sell or file an insurance claim. We tell you at the estimate exactly what your project needs, and we pull the permits under our license.

How long will my project take?

Honest answer: it depends on scope, plans, and permits — a bathroom is weeks, an ADU or addition is months. What we commit to is a published schedule before work starts and weekly reporting against it, so you always know where things stand.

Can you work with my architect or plans?

Yes. If you already have plans, we bid from them. If you don't, we bring in the architect and engineers and coordinate design, engineering, and permitting under one schedule.

Do you handle insurance restoration work?

Yes — fire and water damage rebuilds, including preparing contractor's estimates in the format insurance adjusters work in. If your claim itself needs advocacy, we'll tell you plainly when a public adjuster or attorney is the right call.

How do payments work?

A modest deposit as allowed by California law, then progress payments tied to completed milestones — never large sums ahead of the work. The final payment comes after inspections pass and you've signed off on the walkthrough.
