What we build
Kitchens, bathrooms, and whole-home remodels — layout changes, systems upgrades, and finishes, managed under one contract with one schedule instead of a parade of subcontractors.
Room additions, second stories, garage conversions, and detached ADUs. We handle the zoning check, plans, and permits before construction, so surprises happen on paper — not mid-build.
Ground-up custom homes and major rebuilds, from soils report to certificate of occupancy. We coordinate the architect, engineers, and inspections under one published schedule.
Fire and water damage rebuilds, including insurance-claim work — contractor's estimates in the format adjusters expect, so your claim and your construction budget describe the same house.
We also handle the projects around the project: roofing, HVAC, insulation, flooring, concrete & foundation, decks, backyard remodeling, pool remodeling, paving & driveways, and gates & fences — one contractor, one schedule.
How it works
Most construction horror stories start with a vague bid and a disappearing contractor. Ours starts with a written scope and ends with a final walkthrough.
We walk the property together, listen to what you actually want, and give you an honest read on scope, budget range, and timeline — including whether the project is worth doing at all.
A line-item scope of work and a fixed contract, so you know what's included, what's excluded, and what a change costs before anyone swings a hammer.
Where plans are needed, we coordinate the architect and engineers and run the permit process with the city, so your file moves instead of sitting in a queue.
A published schedule, weekly updates with photos, and one project manager who answers the phone. Our crews and vetted subs, supervised daily.
Final inspections passed, punch list closed, and a walkthrough with you before the last payment. The job is done when you say it's done.

Everyone in LA knows a remodel story that went sideways: the bid that doubled, the crew that vanished, the permit that never existed. Our whole process is built to make those stories impossible to tell about us.
"A good build isn't luck. It's a written scope, a real schedule, and a builder who picks up the phone. Everything else follows from those three."

Questions
Nothing. We walk the property, talk through what you want, and give you our honest read on scope, budget range, and timeline. If we're not the right fit for your project, we'll say so and point you somewhere better.
Our contracts are fixed-price with a line-item scope, so the number you sign is the number you pay for that scope. If you change the scope — or the walls hide a genuine surprise — the change gets priced in writing and approved by you before the work proceeds.
Most structural, electrical, plumbing, and addition work in Los Angeles requires one, and unpermitted work becomes your problem when you sell or file an insurance claim. We tell you at the estimate exactly what your project needs, and we pull the permits under our license.
Honest answer: it depends on scope, plans, and permits — a bathroom is weeks, an ADU or addition is months. What we commit to is a published schedule before work starts and weekly reporting against it, so you always know where things stand.
Yes. If you already have plans, we bid from them. If you don't, we bring in the architect and engineers and coordinate design, engineering, and permitting under one schedule.
Yes — fire and water damage rebuilds, including preparing contractor's estimates in the format insurance adjusters work in. If your claim itself needs advocacy, we'll tell you plainly when a public adjuster or attorney is the right call.
A modest deposit as allowed by California law, then progress payments tied to completed milestones — never large sums ahead of the work. The final payment comes after inspections pass and you've signed off on the walkthrough.
